CEBU, Philippines — Shang Properties Inc. has received a positive market response for its first project in Cebu, the Shang Bauhinia Residences, with local Cebuano buyers driving the sales momentum.
In a recent interview, Wolfgang Krueger, Executive Director of Shang Properties, shared that the majority of buyers for the first phase of Bauhinia Residences are locals, rather than out-of-town investors or foreign buyers.
The units in this phase are priced between P42 million and P90 million. Launched in 2024, the luxury condominium development has gained significant traction among Cebuano buyers, prompting the company to enhance its marketing efforts. This includes the recent opening of a Pop-up Gallery and plans for a larger sales gallery to accommodate growing interest.
Krueger noted that the project has achieved double-digit sales growth, reinforcing Shang Properties’ confidence in Cebu as a key expansion market. The company is actively scouting prime locations in Cebu for future developments and exploring opportunities in other strategic areas across the Visayas and Mindanao, such as Davao, Iloilo, and Bacolod.
“Expanding in Cebu is a priority, but we are also studying other promising locations. We want to ensure that any new project upholds the standards and reputation associated with the Shang Properties brand,” Krueger said.
As a developer of high-end residential properties, Shang Properties follows a phased release strategy, offering its luxury units in tranches to maintain exclusivity.
The company recently unveiled its first Pop-up Gallery on the ground floor of the 2Quad Building in Cebu Business Park. This space not only showcases the Shang Bauhinia Residences but also highlights the company’s other prestigious projects in Manila, including Laya Residences, Shang Summit, Haraya Residences, and Aurelia Residences.
“We envisioned this Pop-up Gallery as a communal hub where our sellers and future residents can engage in meaningful dialogue,” said Che Diaz, Executive Vice President for Commercial at Shang Properties Inc.
“Cebu and Manila have a well-balanced mix of buyers, and we want to introduce the best of our Manila offerings to Cebuanos,” she added.
Scheduled for completion in 2031, the ultra-luxurious 52-story vertical village will feature over a thousand high-end residential units along the tree-lined Bauhinia Drive in Banilad, Cebu City.

The development offers two distinct residential options: the Shang Bauhinia Residences and The Signature Units at Shang Bauhinia Residences. Designed in collaboration with internationally renowned firms P&T Group, CASAS + Architects Inc., and FM Architettura, the project seamlessly blends luxury with functionality.
